Essential qualities.
These are non-negotiable conditions for a relationship to even begin. Good possible conditions are: the guy is financially solvent, not addicted to any major drugs and knows how to communicate love in a way you can hear. He makes you feel good about yourself and is at least open to the idea of having a family.
Things you'd like but aren't essential.
This would include things like: he shares your passion for opera and he's been around enough therapy or self-help that he understands the difference between a feeling and a thought and he has the ability to both apologize when he makes a mistake and forgive you when you mess up.
The icing on the cake.
Maybe he's spent the last few years having voice lessons and can sing you a love song that melts your heart, or he's built like a rugby player and cuddles like a bear. Maybe he enjoys cycling and you can finally make your dream of a tour across France a reality.
Once you've written your list, you can begin to save all the time you used to waste on people who could never make you happy. Make sure you examine all your existing assumptions. Are the things you think are important right now really all that important?
